The Abercrombie Ranch is located on the north side of Hwy. 10 just east of Walsenburg, Colorado and adjacent to the Maria Reservoir in the open, rolling prairie and arroyos of the Colorado Front Range just at the eastern edge of the Sangre de Cristo Mountains. Mesas and scattered hills, wide open, Grama grass prairieland, the flowing Cucharas River and broken country which yields not only hunting and aesthetic value but also winter protection for a year-round cattle operation are the significant features of this exceptional property. It is rare to find a hunting/ recreational/working cattle ranch of this size with such good access and multiple uses.

The Cucharas River meanders over and through the property and provides a unique feature to this Front Range ranch. This rolling prairie ranch is comprised of an ocean of mostly Grama and Western Wheat grasses which provide excellent cattle grazing. Elevation on the ranch ranges from mesas at 6,070 feet to the river bottoms at 5,750 feet.

Additional features found on the ranch include the Sandy Creek which at its’ confluence with the Cucharas River is the beginning of Cucharas Reservoir. The Cucharas Reservoir only holds water in the flood pool as the dam is no longer approved to hold water. Abercrombie Ranch has significant rock outcroppings and bluffs which frame a distinct rugged character for the ranch. There are also many picturesque plateaus covered with Pinon and Juniper.

Walsenburg, Colorado (According to the Western Regional Climate Center), has an annual precipitation of 15.97” which includes 81.8” of snowfall. The months of November through March have an average on the ground snow depth of only one inch. Average maximum and minimum temperatures are 47.1° F and 21.1°F for January with 87.5° F and 56.9° F for July.

The current owners pride themselves in their conservation efforts and as a result have won the Upper Huerfano County Conservationists of the Year award. A ranch will not be found that has had more of the thoughtful and attentive management that the Abercrombie Ranch has had and is having. Livestock production is the heart of this ranch lying in the shadows of the Spanish Peaks. This ranch is a year round cattle grazing haven given the cover and weather breaks that the natural terrain provides. According to the owner cows average receiving fifty pounds of cake over the winter months. The ranch is divided into three pastures and one large trap along the highway in the southwest portion of the ranch. These pastures have additional cross fencing to better manage grazing and there are also additional traps strategically located throughout the ranch as well as adequate working/branding/shipping pens.

Water is paramount on any ranch and few large ranches are watered as well as this one. Water resources for the ranch include a spring sourcing from rock outcroppings along with the Cucharas River and its tributary Sandy Creek. Additional water improvements include three wells, two storage tanks, eleven drinkers and seven surface tanks (known as earthen dams in New Mexico, dirt tanks in Texas and ponds in Oklahoma). Wildlife is plentiful on the ranch. The Cucharas River and tributaries are significant draws to the diverse wild life that include elk, mule deer, antelope and turkey. Bear and mountain lion are also known to occasionally roam through the area. There are many professional hunting and fishing outfitters leasing several properties in the area. Trout are known to be in the Cucharas River and the Maria Reservoir adjacent to the ranch has recreational trout fishing.

The owner is offering extraordinary Seller financing with a twenty percent (20%) down payment being paid as follows:
1. 1/3 of 20% at closing.
2. 1/3 of 20% one year from the date of closing.
3. 1/3 of 20% at the end of the second year after closing
4. Upon Payment of the last installment of the 20% down payment at the end of the second year after closing, the remaining 80% will be payable on an amortized annual basis for 20 years at an annual, variable rate of interest.
