It is very seldom that property is offered for sale in the strong water areas of the Southern Castro County, Texas and we at Scott Land Company, LLC are very happy to present the following property for sale which is located approximately 5 miles west of Hart, Texas on the north side of Hwy 145.

This excellent farm composed of mostly Olton clay, loam soils consists of 709 acres more or less with approximately 1,100 feet of frontage on FM 145.

Improvements on the property are as follows:

1. The southern portion of the 709 acres which is located in section 20 is irrigated by a Valley center pivot sprinkler (290 acres +/- in the circle) which is reportedly nozzled for 1200 GPM and equipped with low drops spaced on 60” centers with regulators and has tall (11.2x38) size tires.

Water is supplied to the sprinkler by three irrigation wells equipped with turbine pumps powered by 100 HP vertical hollow-shaft electric motors.

Pressure is supplied by a booster pump powered by a 40 HP electric motor located at the middle irrigation well.

The current tenant owns the vertical hollow-shaft electric motors and control panels.

2. The north ½ section of the 709 acres has two ¼ mile center pivot sprinklers.

An older Valley center pivot sprinkler is located on the south ¼ of the half section, is nozzled for approximately 600 GPM according to the precipitation chart and is equipped with drops spaced on 80” centers with standard (11.2x24) size tires.

Water is supplied to the south sprinkler by two irrigation wells equipped with 40 HP submersible electric motors, pumps and control panels.

The circle on the north ¼ is irrigated with a Reinke center pivot sprinkler nozzled for 500 GPM according to the owner and is equipped with drops spaced on 80” centers with tall (11.2x38) size tires on all but the inner towers of the sprinkler which are equipped with standard (11.2x24) size tires.

Water is supplied to this sprinkler by three irrigation wells equipped with two 30 HP and one 40 HP submersible electric motors, pumps and control panels.

3. All three sprinklers are self-contained and are not connected by pipelines one to the other.
