This nice ranch combines good cropland that is mostly irrigated with strong water and sub-irrigated meadows with brush covered rangeland to offer both high productivity and excellent hunting. There are three center-pivot sprinkler irrigation systems each connected to one well with high-pressure plastic line. One of the sprinklers is a 2004 Zimmatic that makes a half circle to water 110 acres of Midland 99 Bermuda grass. Another sprinkler is an older Valley that waters 65 acres of cropland. The area between these two pivots is excellent cropland that is being farmed without irrigation but was previously watered with a side-roll sprinkler system. The third pivot is on the north side of the property and makes a complete circle covering 122 acres. This sprinkler belongs to a tenant who rents only this one circle for cotton production. The wells are approximately 120’ deep and are equipped with 6” turbine pumps, two of which are powered by 4-cylinder diesel engines and one is powered by a natural gas engine that belongs to the tenant. Two of the sprinklers are nozzled for 350 gpm and the tenant-owned sprinkler is thought to be nozzled for 400 gpm; however, there is likely the potential for many more gpm per well. A new well across the road east was test pumped at 1500 gpm and wells on the ranch just west of this property reportedly produce 1000+ gpm.

The southeast corner of this property fronts on US Hwy 70 and there are county roads on its east and north sides. The south fence line is a few yards north of Mulberry Creek. There are 147 acres of sub-irrigated land between Mulberry Creek and the irrigated cropland that are currently in native grass but would be highly productive if planted to Bermuda grass. Brushy Creek (a wet-weather creek) runs through the northwest corner of the ranch. The ranch offers excellent hunting for mule and whitetail deer, quail, turkey and dove. The hunting is enhanced by very light hunting of large adjoining ranches.

There is a nice older ranch house with 3 bedrooms and one bath and a separate garage. The house has propane heat and refrigerated window units. Water is obtained from a tap on the community water system. The fencing and cross fencing is in good condition. There is a set of newly constructed steel pens (gates are not yet installed) with a hydraulic chute and truck loading/unloading chute. Cattle water is supplied by 5 windmills and two additional community water taps (one is currently not in use). Three-phase electricity runs along Hwy 70 but phase converters connected to single-phase service are used for the three pivots.
