Hale County Alfalfa, Peanuts, Corn, Cotton, Wheat & Cattle
Plainview/Hale Center, Texas

*IN CONTRACT*

State: Texas

Region: Panhandle

Property Type: Irrigated Farm

Acres: 1,489.76 acres more or less

Taxes: Approximately $5,465.13

Location: Southwest of Plainview and west of Hale Center

This property is in a choice location between Olton, Plainview, and Lubbock, Texas and can be operated as an irrigated farm raising crops common to the area such as alfalfa, peanuts, corn, cotton and wheat or as an excellent stocker (pre-conditioning) cattle operation or a combination of both.

There are eight circles with Zimmatic center-pivot sprinkler irrigation systems with drops on 60” centers. Seven of the circles are 125 acres each and one (#3) is 140 acres. Three of the sprinklers were installed new in 2008. The other five sprinklers are 1978 models that were reconditioned in 2008. Six of the sprinklers are each supplied by one well that is located near the pivot point. The two north sprinklers are connected to three wells and operated one at a time.

320 acres of alfalfa divided among 6 sprinklers have just completed their first year of production. Corn was also grown in 2008 and sold as ensilage to a feedlot. Wheat was planted on much of the land in fall, 2009.

A residence (two story, wood frame, stucco) which has 3 bedrooms, 2 baths, central heating and air conditioning, a fireplace and unattached two car garage has approximately 1,620 square feet of living space (per the tax office). There are two other wood frame homes that are currently used as storage but could possibly be used for additional help.

A list of improvements and irrigation equipment is provided on the next page.

Gallons-per-minute for which each sprinkler is nozzled is listed in each circle on the aerial photograph.

Well logs are included from area farms near or adjacent to the property to show depth to red bed in the area. Also included are work orders for four wells located on the property in which turbine pumps were replaced by submersible electric motors and pumps.

This farm is at the far east end of sand hills that begin in New Mexico and are known for having good availability of irrigation water and soils that will produce a wide variety of crops. Farms of this size with good water are becoming hard to find. Don’t overlook this one.
