Improvements also include two wells for water. One well is equipped with a submersible electric motor, pump and control panel which furnishes water to the state-of-the-art, Superior automatic watering units (one in each of the four pens and one outside of the pens for outside cattle). The land is presently being dryland farmed and has virtually new fencing with steel and cedar post, five strand barbed wire, steel pipe corners and steel gates.

There is currently a wind energy lease on this property with Southeast Deaf Smith County Wind Farm LLC. The Panhandle Loop transmission line and a substation are in the process of being built just to the west and south of this property across Hwy 1259.

The homestead consisting of approximately 4.40 acres situated on the east side of Hwy 1259 approximately mid-way across the property does not belong to Seller and is not included in this offering.

Pullman A soils and excellent fences and cattle facilities make this property a very workable combination for farming and a stocker cattle operation.
