| This irrigated farm is in an excellent location just off Hwy. 287, north of Cactus, Texas on paved County Road CC. This property has one mile of Hwy frontage on the south side and one mile of all-weather, county maintained road on the west side.
There are five irrigation wells equipped as follows (See Google map for well locations):
1.Well #1: 8” turbine pump powered by a natural gas fueled 800HD Moline (owner estimates 700 GPM+)
2.Well #2: 20HP submersible electric motor, pump and control panel (owner estimates 100 GPM)
3.Well #3: 50HP submersible electric motor, pump and control panel (owner estimates 250 GPM)
4.Well #4: 30HP submersible electric motor, pump and control panel (owner estimates 175 GPM)
5.Well #5: 6” turbine pump powered by a natural gas fueled 454 ci Chevy engine (owner estimates 500GPM)
This property has four ¼ mile sprinklers (2-Reinkes’, 1-Zimmatic and 1-Valley) all with low drops spaced on 60” centers with standard size tires.
The owner states that the sprinklers are nozzled at 700GPM each for crop year 2012 and he can run two of the four sprinklers at one time (the owner states that he could probably nozzle the sprinklers higher but wants to be prepared in the event of another dry year).
The owner states the wells are tied together with high pressure PVC pipe (mostly 100 pound pipe with new 50 pound pipe used to tie in the new wells). No booster pumps are in use at this time.
The owner has signed the property into the 2012 EQUIP Program for drip irrigation and anticipates installing drip irrigation on the SE ¼ of the property if approved for the EQUIP Program.
The owner anticipates planting two circles of corn, one circle of cotton and one circle of milo for the 2012 crop year.
The owner states that a test hole drilled in the northeast quarter of the section indicated strong water and intends to use that location at the time that he chooses to drill a new well (See test hole log).
This property is near the Cactus Feeders feedyard and several other large feedyards in the general area together with new dairies and co-op grain elevators.
The owner would consider leasing the property back in the event that a potential Buyer did not want to operate the property himself.
