These five tracts of quality farmland near Stratford may be purchased together or separately. The irrigated land has 400 to 500 gpm wells and is being farmed half in corn and half in wheat. The expired CRP grassland came out of the program in 2009 and would be very suitable for farming.

Tract 1. (Section 160, Blk 1-T) This 640-acre section is approximately 3 miles west of Stratford on paved County Road L. There are two ¼-mile T&L hydraulic–drive center pivot sprinkler irrigation systems on the north half of the section. These sprinklers which are approximately 10 years old have long drops on 60” centers and large (14.9x24) tires and are thought to each be nozzeled for 450 gpm. There is one well with 8” turbine pump and natural gas engine that supplies one sprinkler at a time. An Izuzu generator is moved between pivot points to power the electrically driven hydraulic pump needed to move the sprinkler. Corn was grown on the east circle in 2009 and the west circle is currently planted to wheat.

The south half of the section includes 130.37 acres of native grass plus 180.81 acres of expired CRP grassland. There is a set of steel cattle pens in the center of the section with a domestic well that furnishes cattle water. Property taxes for Tract 1 are approximately $1320.34.

Tract 2. (SE ¼ Section 161, Blk 1-T) This 170-acre quarter is approximately 2 miles west of Stratford on paved County Road L. There is one ¼-mile T&L hydraulic–drive center pivot sprinkler irrigation system. This sprinkler which is approximately 10 years old has long drops on 60” centers and large (14.9x24) tires and is thought to be nozzeled for 400 to 450 gpm. There is one well with 8” turbine pump and natural gas engine. Electricity is run to the pivot point to power the hydraulic pump used to move the sprinkler. Corn was grown on the west half of the circle in 2009 and wheat is currently planted on the east half

There is a set of steel cattle pens in the northeast corner of the property. The southeast corner which is lined with trees on its north and west sides would be a good location for a home. Property taxes for Tract 2 are approximately $455.99.

Tract 3. (SW ¼ Section 242, Blk 1-T) This 160-acre quarter is approximately 8 miles southeast of Stratford on County Road T and corners Tract 4. There is one ¼-mile T&L hydraulic–drive center pivot sprinkler irrigation system. This sprinkler which is approximately 10 years old has long drops on 60” centers and large (14.9x24) tires and is thought to be nozzeled for 400 to 450 gpm. There is one well with 8” turbine pump and natural gas engine. Electricity is run to the pivot point to power the hydraulic pump used to move the sprinkler. Corn was grown on the west half of the circle in 2009 and wheat is currently planted on the east half. Property taxes for Tract 3 are approximately $430.53.

Tract 4. (E ½ Section 271, Blk 1-t) This 320-acre half section is approximately 9 miles southeast of Stratford on County Road T and corners Tract 3. There are two ¼-mile T&L hydraulic–drive center pivot sprinkler irrigation systems. These sprinklers which are approximately 10 years old have long drops on 60” centers and large (14.9x24) tires and are thought to each be nozzeled for 400 to 450 gpm. There is one well with 8” turbine pump and natural gas engine that is reported to produce 500 gpm. A second well could be used with the addition of a submersible electric motor and pump. Electricity is run to each pivot point to power the hydraulic pump used to move the sprinklers. Corn was grown on the north circle in 2009 and wheat is currently planted on the south circle. Property taxes for Tract 4 are approximately $840.75.

Tract 5. (S ½ Section 216, Blk 1-C) This 320-acre half section is approximately 7 miles east of Stratford on County Road L and was in the CRP program until 2009. There are two irrigation wells and old underground line. One of the wells has a small submersible motor and pump in it to supply cattle water. There is irrigated farmland within ½ mile in every direction from this property. Property taxes for Tract 5 are approximately $762.66.
