This well-located ranch is between Turkey & Estelline with Texas Hwy 86 on its south side and the Texas Parks and Wildlife Rails to Trails trailway on its north and northwest sides. The ranch has nearly new 5-strand barbed-wire fences with steel post on its east side and part of its south side as well as two cross fences. The fencing along the trailway is in relatively good condition and is maintained by the Texas Parks and Wildlife Department. New roads have recently been built to provide access to the ranch. There is a good turf of native grass with mesquite and other trees that are not overly thick.

The ranch has an abundance of wildlife including mule and whitetail deer, turkey, bobwhite quail and dove. Its location provides opportunity for development of commercial recreational activities.
