There are approximately 2,240 acres of irrigated farmland in 4 separate tracts that are available to the purchaser of the Arch Dairy. All of the wells have submersible electrical motors and pumps and all wells on each individual tract are connected with high-pressure plastic underground water lines. All wells except one are less that 200 ft deep with most around 180 ft.

Tract 1.
This 160-acre tract is the south 1/4 of the section where the Arch Dairy is located. There are two 1/4 -mile center-pivot sprinkler irrigation systems that each windshield wipe a half circle and are nozzled for 500 gpm. The east sprinkler is a T&L that is approximately 10 years old and the west pivot is a 2008 Reinke. There are 3 wells, one of which reportedly produces 500 gpm and two that produce approximately 100 gpm each. The farm is nearly flat with a good sandy loam soil.

Tract 2.
This quarter section (less two pivot corners) is located 1 mile south of the dairy on Hwy 17. There is a Gifford Hill 1/4 -mile center-pivot sprinkler irrigation system nozzled for 350 gpm. There are 3 wells, 2 with 20 hp motors and one with a 10 hp motor. The farm is nearly level with a good loamy soil.

Tract 3.
This section is located 1 mile east of Tract 2 with one mile of frontage on Hwy 17. There are four 1/4 -mile center-pivot sprinkler irrigation systems that are each nozzled for 350 gpm that can be run two at a time. These pivots include one each of Reinke, Zimmatic, Lockwood and T&L sprinklers of various ages. There are 7 wells, 5 of which have 10 hp motors, one with a 20 hp and one with a 25 hp. The north half of the section along the highway is relatively level with the south part sloping to the south. The soils range change from loam to sandy loam towards the south.

In the center of the section, there is a metal cattle shed that is approximately 12'x260' divided into 13 nice pipe pens (3 are divided in half) that are approximately 20' wide and extend about 36' in front of the shed. These pens are used for growing replacement heifers. There is a homestead location on the west side of the section with some old buildings and metal grain bins that are not being used.

Tract 4.
These two sections are approximately 1.75 miles from east to west and approximately 1.1 miles from north to south. They are 3 miles east of the Arch Dairy, 1 mile north of Hwy 17 and join the Texas state line on their east side. The north half and southeast quarter of the west section are leased from the State of New Mexico for $2,790.57 per year. These state leases are considered by many people to be very similar to owning the land and paying property taxes.

This farm has rolling terrain, sandy soils and good water. There are six 12-year-old Lindsey center-pivot sprinkler irrigation systems that are nozzled for either 600 or 650 gpm each and supplied by 16 wells. Each sprinkler covers 165 acres and all six can be run at the same time. All six circles are planted to alfalfa.

On the east side of the farm, there are improvements including a truck scale, metal sheds and a set of cattle pens. There are 10 pens that are approximately 60'x10' each with metal feed bunks on their south side and an alleyway on their north.
