This 320 acre property is approximately 15 miles from the Hilmar Cheese Company plant located just north of Dalhart, Texas and is located northeast of Dalhart, Texas at the intersection of highways 807 and 3212.

The property is divided into two 1/4 section tracts one half mile apart with one 1/4 situated on the south side of hwy 3212 with 1/2 mile of paved frontage and on the west side of hwy 807 with 1/2 mile of paved frontage. The second 1/4 is located one half mile east on a county maintained road.

There is one irrigation well located at the intersection of highways 807 and 3212 which provides water for the 1/4 mile sprinkler on that 1/4 . The well is connected to the second 1/4 with 1/2 mile of high pressure PVC pipe which provides water for the second 1/4 mile sprinkler.

The owner estimates that the two sprinklers are nozzled for approximately 550 GPM each and are equipped with long drops spaced on 60' centers with standard size tires. The sprinklers are operated one at a time and have been updated through the Environmental Quality Incentive Program (E.Q.I.P.).
