This property currently has a 5800 head Dairy Permit (4000 milking). With the advent of the dairy industry moving into the area this property will be a prime location for a new dairy and/or for crop production for dairies and feedyards with improvements as follows:

Irrigation improvements consist of 5 wells (four turbines fueled by natural gas and one submersible electric motor, pump and control panel). The wells are connected together to supply water to five 1/4 mile sprinklers currently in place but not included in the sale of this property (there are a total of 7 pivot points on the property), each sprinkler is nozzled at 350-400 GPM.

Other improvements include two metal frame barns (50'X50' and 30'X50'), the cattle working facility which includes pipe-rail cattle working pens with crowding alley, loading chute, pipe-rail holding pens with approx. 700 ft of concrete bunk and some steel bunks and automatic watering system. There is also a grain elevator and small wood frame stucco house (condition unknown).
