| This irrigated farm is located approximately 17 miles from Dalhart in an area attractive to prospective dairymen due to its proximity to the new Hilmar cheese plant at Dalhart and attractvie to prospective investors and farmers due to the production potential of the area.
The property is well improved with a nice home, very attractive landscaping, metal shop building, grain storage bins, three irrigation wells and two sprinklers.
The residence is large with three bedrooms, 2 3/4 baths and a double car garage at ground level and a large basement with two bedrooms, a den and a full bath (basement needs some finishing). Also near the residence is a 16X20 storage building.
The 40X60 Quonset barn has 1/2 concrete, 1/2 dirt floor with a 40 foot entrance and a 30X40 cement slab available for building a 2nd barn/shop near the existing barn.
Of the three metal, grain storage bins the larger bin has a capacity of 50,000 bushels (approx.) with a cone-bottom, the secound bin of the three has a capacity of 30,000 bushels (approx.), is flat bottomed with a sweep auger and the third has a capacity of 20,000 to 25,000 bushels (approx.) and is also flat bottomed with a sweep auger. All three bins have aeration.
The two pivot sprinklers are mid 90's model T&L's (proven durabiltiy and dependability for many years throughout the Panhandle) with planetary gears and drops spaced on 60" centers.
The east sprinkler covers approximately 302 acres, is nozzled for 1,500 GPM with tall tires (11.2X38) on the 1st tower and standard size tires on the other towers.
The west sprinkler covers approximately 178 acres, is nozzled for 1,200 GPM with a booster pump and has standard size tires.
The three irrigation wells which provide water and pressure to the two sprinklers. The sprinklers are ran one at a time with reduced RPM on the natural gas powered engines (one 454 c.i. & two 496 c.i. Chevy engines) when running the west sprinkler.
With a number of Dairies presently in the area and what appears to be many more being built this farm is a natural for housing, feed production and/or a new dairy location.
