This amazing property offers many sought-after features including beautiful scenery, live water, great hunting and fishing, a lovely home, a landing strip and hanger, strong irrigation water and an ongoing hay business that generates excellent cash flow. It has over a mile of frontage on FM 1754 and is less than 3 miles south of US Hwy 287.

Lake Creek runs through the property for approximately 1/2 mile and begins to flow part way through it. Two ponds dug beside the creek stay full of water and have been stocked with catfish, hybrid bluegill and crappie. The creek bottom has many large trees and offers excellent habitat for mule and whitetail deer, turkey, bobwhite quail and dove. It is also a beautiful picnic spot.

There are 3 center-pivot sprinkler irrigation systems and 2 side-roll sprinkler irrigation systems. One of the pivots is a Valley that is nozzled for 580 gpm and waters 78 acres of established Midland Bermuda. A second pivot is a Valley that is nozzled for 350 gpm and waters 35 acres that were sprigged to Midland Bermuda in 2008 and have a good stand of grass. The third pivot is a Lockwood that is nozzled for 580 gpm and waters 70 acres that were sprigged to Midland Bermuda in 2009. One of the side-roll systems waters a 12-acre field and the second side-roll system will be used to water the grass landing strip. A 35-acre field on the west side of the highway is currently being farmed dryland but could be irrigated with either another side-roll or pivot system.

There are 3 irrigation wells equipped with turbine pumps and natural gas engines. These wells were drilled to the red bed and are approximately 120' deep with static water levels only 10' to 20' below the surface. The two largest pivots can be operated at the same time by using all 3 wells.

The owner states that the Midland Bermuda produces approximately 100 small square bales per acre per cutting and can be cut from 4 to 6 times per year depending upon the weather. He sold these bales for $5.50 each in the field or for $6.50 in Amarillo. He has had to haul hay from other areas to meet his customer demands. A list of these customers will be provided to the buyer of this farm.

The home which has approximately 1700 sq ft. of living space was very well designed and built in the mid 1980s. It has been well maintained and its interior finish was updated in 2008. There is a large living room with a high ceiling and fireplace, kitchen, dining room, bath and one bedroom on the ground floor and a master bedroom and bath in the basement. There is an attached single-car garage. Close to the house is a 25'x30' metal shop building with a covered parking area.

Other improvements include a 50'x60' hanger with concrete floor built in 2009 and a set of cattle pens with working chute and a small hay barn. Construction of a 87'x120' clear-span hay storage facility with an attached 25' shed is planned and the structural steel has been purchased.
