This property is located in the extreme northeastern corner of the Texas Panhandle in a very strong water area and consists of two adjoining 1/2 sections of land with three irrigated circles and one 1/4 section in bluestem. There are two irrigation wells tied together with PVC pipe and connected to the three center pivot sprinkler irrigation systems. One of the sprinklers is a 1981 Zimmatic and two are Valley (1988 & 1992). All three are nozzeled at 750 gpm and are operated two at a time. The owner reports that he has tested the wells at 800 and 1100 gpm in the past. The quarter that is in improved pasture has been utilized in the owner's cattle operation but would readily accommodate a fourth sprinkler.

There are also two domestic wells complete with submersible electric motors, pumps and control panels that furnish water for the cattle pens and stock water for the circles. A third domestic well is drilled and cased on the 1/4 in bluestem but has no pump installed.

Various improvements include cattle working pens, boxcar with electricity, 3000 bu., three compartment grain storage, 2500 bu. steel hopper bottom grain tank, 30 ton overhead cake bin, 15'X40' calf shed (open front-steel pipe and sheet iron) and old hangar and house being used for storage. The property is fenced with 4 and 5 strand barbed wire with steel and wood posts (cedar & treated).

Farms in strong water areas are becoming scarce. This one has the potential to run large numbers of cattle on a year-round grazing program or to be operated as a combination farming and cattle operation. It would also be a good location for a dairy.
