This 4-section farm (2460 deeded and 100 leased acres) located 5 miles southwest of Gruver would be an ideal dairy location. There is an abundance of irrigation water, fertile soils, and 2 miles of highway frontage, available 3-phase electricity (along south property line), a 1500-head preconditioning yard and areas of native grass with excellent drainage.

Of the 2054.2 acres of farmland, approximately 1458 acres are watered by 9 center pivot sprinkler irrigation systems. There is one 2004 Zimmatic 1/2 -mile sprinkler, one 1985 Valley 1/4 -mile sprinkler, two 1994 TL 1/4 -mile sprinkler and four 2004 Zimmatic 1/4 -mile sprinkler. A new Zimmatic sprinkler that windshield wipes a half circle to water 118 acres was installed in 2007. Electricity is furnished to the pivots either by generators or rotophase converters.

Only 7 of the 9 irrigation wells were used in 2006 and the preceding few years. A pump was installed in well #8 in early 2007 but will not be needed except as a backup or to irrigate corners. It is expected that a pump installed in well #9 would produce an additional 700 to 800 gpm. The wells are from 506 to 560 ft deep with the pumps set approximately 150 to 170 ft above the bottom of the well. Saturated thickness is approximately 250 to 300 ft with water lifted about 300 ft.Ê Natural gas engines power all pumps.

Wells 1, 2 and 3 supply water simultaneously to pivot #1 nozzled at 2800 gpm and pivot #9 nozzled at 600 gpm. Well #4 supplies pivot #2 nozzled at 800 gpm. Well #5 supplies either pivot #3 or pivot #4 each nozzled at 800 gpm. Well #6 supplies either pivot #5 (750 gpm) or pivot #6 (800 gpm). Well #7 supplies either pivot #7 or pivot #8 each nozzled at 800 gpm.

The former owner reported that well #6 was the only well that had a drawdown anywhere near the pump setting.Ê Actual pumping tests in August 2004 after 70 days of continuous pumping were reported to show that ample water was supplied to each pivot. This farm has some of the best water on the North Plains and is in an area with relatively little water usage.

The preconditioning yard is well designed with good drainage and 960 ft of bunk space. There is a covered cattle processing facility with hydraulic chute. There is a cattle scale and a good permanent load-out area. A nice 1280 sq ft metal building is used as a shop. There is a wood frame 3-bedroom, 2-bath house with siding with approximately 1660 sq ft of living space. Two domestic wells furnish water for the house and livestock.
