This is a historic part of Castro County, the Tam Anne portion being in the same family since 1929 with the balance being purchased in the 1950's.
Let's look at these four tracts of excellent well-improved farmland which are well located in the heart of the new dairy industry of the Texas Panhandle and Eastern New Mexico and well maintained by excellent tenants.
Each unit is large enough to maintain itself or the four tracts as a whole are in easy operating distance of the other and will make an excellent unit when combined.
Tract 1
Located at the intersection of Hwy 1057 and Hwy 86 with approximately 1 mile of hwy frontage on Hwy 86, and a 7,200 cow (4,000 milking) dairy permit and preconditioning yard permitted for 10,000 cattle.
This tract (1808 acres more or less) has improvements consisting of 13 irrigation wells, four lake pumps, one T&L sprinkler covering 435 acres, one Valley sprinkler covering 152 acres, four T&L sprinklers (one-190 acre circle, one-152 acre circle and two-120 acre circles), all sprinklers have long drops spaced on 80' centers, approximately 5.3 million lbs of grain storage (two grain tanks that are 42' in diameter with capacity of two million lbs each and two cone bottom tanks that are 20' in diameter with cement floors with capacity of 500,000 lbs each), two Redox natural gas fired corn dryers that have 750 bu/hr capacity each-1,500 bu/hr total capacity, elevator leg (3500 bu/hr) and dump pit (holds approximately two semi loads), metal cotton gin building suitable for repairing, and an additional 30'X40' Star-built metal frame barn on the south end of the property.
The pre-conditioning yard is permitted for 10,000 head with a 50'X140' Quonset barn and a 50'X140' wood frame barn with sheet metal exterior, both with concrete floors (the wood frame barn is divided and rigged for commodity storage), approximately 3,780 feet of concrete feed bunks plus approximately 400' south of the pens and approximately 80' south of the headquarters for feeding on wheat pasture, pipe/cable/sucker rod pens that range from 80' to 270' in depth, scale house with dark brown metal roof, dark brown trim and white exterior, an 80' Cardinal livestock scale, single deck permanent loading chute, semi-enclosed working area with hydraulic chute, free flow watering system in pens with a 5,000 gallon pressurized storage tank, silage pit, boxcar for storage and waste water lagoon rigged for pumping.
There are two domestic wells on the yard, one well equipped with a 2hp submersible electric motor and pump which supplies water to the houses and the other well equipped with a 5hp submersible electric motor and pump which supplies water to the feedyard. The irrigation well just west of one of the barns is equipped with a vertical hollow shaft, 40hp electric motor and is used as a back-up for the feedyard with the capability of supplying water to the 5,000 gallon pressurized storage tank.
Grain and supplement storage at the yard consists of: three elevated supplement tanks (one 16'diameter X 12height, one 10'diameter X 12'height, one 8'diameter X 14'height), one ground level supplement (or grain) storage tank with a cone bottom cement floor (16'diameter X 14'height), three ground level grain tanks with cone bottoms and cement floors (two-1,000,000lb capacity each and one-500,000lb capacity).
There are two residences for employees on the yard. The main home has approximately 1,407 sq.ft., two bedrooms, one bath, fireplace, central heating and air conditioning, a screened-in porch along the front of the house, dark brown metal roof, dark brown trim, white stucco exterior and is in good condition. The second home is a concrete block structure with white stucco exterior, two bedrooms, one bath, panelray heat, dark brown metal roof and dark brown trim.
Taxes on this tract are approximately $13,652.45.
Tract 2 - SOLD
This tract (960 acres more or less) has improvements consisting of 8 irrigation wells, one lake pump, four ? mile T&L sprinklers of which two are towable (all sprinklers have long drops spaced on 80' centers), a wood-frame white stucco home with two bedrooms, one bath, central heating and air conditioning, dark brown metal roof, dark brown trim and in good condition, a 30'X40' Star built metal frame barn and pipe-rail corrals with approximately 350' of concrete feed bunks and pens approximately 270'X350'. ÊA domestic well equipped with a submersible electric motor and pump supplies water to the house and pens.

Tract 3 - SOLD
This tract (1541 acres more or less) has improvements consisting of 12 irrigation wells (all natural gas), two lake pumps, one T&L sprinkler covering 393 acres, two T&L sprinklers covering 161 acres each (one sprinkler being towable), one T&L sprinkler covering 120 acres (all sprinklers have long drops spaced on 80' centers), a 60'X120' Star built metal frame barn and one set of pipe-rail corrals with approximately 450' of concrete feed bunks with pens 100'X600' and one set with 280' of concrete feed bunks with pens 140'X280'.
Taxes on this tract are approximately $6,918.47.
Tract 4 - SOLD
This tract (640 acres more or less) has improvements consisting of a nice 3 bedroom, 1 1/2 bath, wood-frame home with white stucco exterior and dark brown trim, a country kitchen/den, vaulted ceilings, two fireplaces (one with raised hearth and in-door grill), central heating and air conditioning and a heavy shake shingle roof. There is a second smaller wood frame stucco home in good condition, a 25'X30' wood frame barn with double over-head metal doors, a set of pipe-rail corrals with approximately 240' of concrete feed bunks and pens 140'X200', a sheet metal wind break, six irrigation wells, two lake pumps, and three 1/2 mile T&L sprinklers of which one is towable (all sprinklers have long drops spaced on 80' centers).
