This ranch is located in some of the most highly sought-after grazing land in the Nation for a summer yearling grazing program or a year-round cow/calf operation. Improvements on the ranch consist of a remodeled home with three bedrooms, one bath, a metal roof and stucco siding and a large sheet-metal storage barn, a three-bay forty-five ton overhead feed storage bin, a railroad boxcar with an open-front shed for horses attached to the boxcar.
The shed is connected to steel horse pens with an 80 acre grass trap at the headquarters. There is a set of steel/wood and wire pens located in the southeast portion of the ranch for branding and shipping. Most of the fences on the ranch consist of five strands of barbed wire on steel and cedar post which have mostly been built within the last ten years. Water for the ranch is provided by a domestic well equipped with a submersible electric motor and pump located at the home and two domestic wells equipped with windmills located strategically throughout the ranch.
Depths to water in most of the wells is in a range between 80' & 160' deep. Predominate grasses on the ranch are Grama and Buffalo. There is an overhead, high-capacity electric transmission line which runs through the east side of the property. The historic Hayden Rodeo located near the ranch is held on Labor Day each year by the Hayden Cowboy Club providing great entertainment for persons from Clayton to Nara Visa, all parts in between and from all over the country.
